Irondequoit Real Estate Market Update – July 2026
The Irondequoit housing market continues to demonstrate remarkable resilience, even as we see signs of a more balanced marketplace beginning to emerge. While home prices softened slightly from June’s record pace, buyer demand remains strong, homes continue to sell quickly, and closed sales increased significantly compared to both last month and last year.
According to the Greater Rochester Association of REALTORS®, the median sale price in July was $260,500, a 3.2% decrease from June. While this month-to-month adjustment may catch attention, it’s important to remember that one month does not define a trend. Seasonal fluctuations, changes in the mix of homes sold, and inventory levels all play a role in monthly pricing.
One of the strongest indicators of market health is buyer activity. Seventy-eight homes closed in July, representing a 2.6% increase over July 2025 and an impressive 23.8% increase from June 2026. Buyers are still making moves despite mortgage rates remaining higher than many had hoped, proving that life events—whether it’s a growing family, downsizing, or relocation—continue to drive housing decisions.
Homes also remained in high demand, with the average days on market increasing to just 7 days, up 16.7% from June. While properties are taking slightly longer to sell than they did during the frenzied spring market, a one-week average marketing time is still exceptionally fast by historical standards and continues to favor well-prepared sellers.

Proper pricing, strategic marketing, and professional presentation remain the keys to attracting multiple qualified buyers. The days of simply placing a sign in the yard and expecting dozens of offers may be moderating, but desirable homes continue to sell quickly and for strong values.
